2021年7月1日 · 2021-07-01. 近月住宅新樓盤銷情不俗，據傳媒報道，部分更掀起搶購潮。 在熾熱氣氛之下，筆者希望提醒消費者，在決定購買物業之前，應盡量保持冷靜，緊記要先衡量自身的負擔能力，查詢清楚能否獲得足夠按揭貸款，避免因一時衝動做錯決定，最後因失預算而導致「撻訂」收場。 市場上的按揭計劃五花八門，而住宅新樓盤發展商也會推出不同的按揭計劃。 地產代理或會向客戶提供按揭貸款的相關資訊；然而，準買家不應只依賴地產代理提供的按揭資訊，而應直接向提供按揭的機構了解清楚內容及條款細則。 事實上，根據地產代理監管局 (地監局)的指引，地產代理不可向準買家就物業按揭貸款作出任何保證，例如可否成功取得按揭貸款、獲批多少貸款及貸款條款等。
