在進行租賃會計核算時，承租人目前必須區分資產負債表所報告的融資租賃與表中未有列出的營業租賃，但國際會計準則理事會認為，此舉令人難以了解公司具體的租賃資產與負債款項。有見及此，IFRS 16 將規定幾乎所有租約均須在資產負債表中列為資產和負債款項，以解決此問題。 2. 審慎評估您的租賃合約 與現行的國際會計準則 (IAS) 第 17 號相比，IFRS 16 對於租約的定義較為廣泛，因此企業將需要評估其合約的潛在租賃元素，以確定它們是否適用於新規則。IFRS 16 的規定列明，如果合約「容許以某項已識別資產某時段的使用控制權換取對價」(IFRS 16:9)，則該合約包含了租賃。若要確認合約是否包含了租賃，企業便需要了解他們是否擁有已識別資產，以及他們是否有權獲取經由該資產的使用所得的經濟收益。 ...
IFRS 16 允許兩項豁免情況。這些豁免條件如下：租期為 12 個月或以下，且不設購買選項之租賃；以及相關資產全新時價值甚低之租賃。舉例來說，如果某公司租用辦公空間的時段為幾個月，則將無需在資產負債表上將之列出。若公司目前所簽訂的租期較長，則可能需考慮尋求更為靈活的租約條款，以便管理相關租賃對資產負債表的影響。
IFRS 16 新規定實施後，房地產租賃（包括辦公空間）將需計算於資產負債表中，因此公司可以轉而選擇租期較短的物業，或將辦公空間外判予服務供應商。根據上文所述的豁免條件，這些租賃均無需列於資產負債表內，從而有助減輕管理上的負擔。
