首先是申請人的收入，按揭證券公司規定，只要屬於固定受薪的首置人士便可申請九成按揭，不過何謂「固定收入」？除了每月發放的月薪會被視為「固定收入」，申請人的年終花紅也可計算在內，但留意不能超過月薪的三倍。 至於以日薪出糧的申請人，只要日薪沒有佣金成份也可視為「固定收入」。若薪金組成部份包括底薪及佣金，則只計算底薪部份。 若申請人只有物業沒有收入，需要利用物業作資產抵押向銀行申請按揭，銀行只會最多借四成按揭，利息更有機會較一般新買賣按揭高；而收入並非來自香港的申請人只能借五成按揭。
其次是申請人的財務狀況，如果申請人為擔保人（Guarantor、為物業按揭進行擔保的人）或已有按揭在身，樓價 HK$1,000 萬元以下最高按揭成數為五成，HK$1,000 萬元以上最高按揭成數為四成。如果申請人同時有按揭在身及收入來自香港以外地區，按揭成數要再下調，HK$1,000 萬元以下最高按揭成數為四成，HK$1,000 萬元以上按揭成數為三成。
然後是物業類別，若住宅物業選用按揭保險： 金管局於 2020 年 8 月公布，將非住宅物業（工商舖和車位）按揭貸款的適用按揭成數上限，上調 10 個百分點， 即最多可借五成，如已有按揭在身須扣減一成。
